An entertainment destination with everything from an 8-screen theater to a 24-lane bowling alley has been kicked off adjacent to the new Buc-ee’s Travel Center at Crossroads at Terrell.
Upon completion, it will be even bigger than Buc-ee’s Travel Center by about 12,000 square feet.
The development group — Schulman Theatres and Oakridge Investments — has started building the 74,000-square-foot, multi-venue concept, called Film Alley, at the northwest corner of Interstate 20 and FM 148 in Terrell.
This will be the second Film Alley concept to be built in North Texas.
Film Alley will help solidify Crossroads at Terrell, a 255-acre, master-planned development, as a regional destination in North Texas.
“This will be a regional destination for the Metroplex,” said CBRE Executive Vice President Robert Aycock, in a previous interview. “This will serve the communities to the east of the region, which has been growing in the past few years.”
Crossroads at Terrell sits adjacent to the newest Buc-ee’s Travel Center and the future 52-acre Baylor Scott & White Health medical campus.
Aycock, along with Andrew Lehner of CBRE, is marketing Crossroads at Terrell on behalf of Dallas-based Oakridge Investments.
The new Film Alley entertainment hub in Kaufman County will include eight movie theaters with full-service dining and recliner seating, as well as 24 lanes of bowling and a 4,500-square-foot arcade. Plans also include an in-house bar and restaurant.
Last November, Film Alley opened a similarly-sized 74,000-square-foot entertainment facility with movie, bowling and arcade options in Weatherford near Fort Worth.
The concept is owned by Schulman Theatres of Bryan, Texas near College Station.
Film Alley at the Crossroads in Terrell is slated to open in September 2018.
Landlords have become increasingly focused on bringing entertainment concepts, such as Film Alley, or other experiential venues to entice shoppers and visitors to come to their shopping centers.
With the retail environment has been rapidly evolving — thanks to e-commerce — there seems to be a growth in bricks-and-mortar entertainment concepts.
